Over the four weeks ending August 23, new listings in the US ticked up 0.4% and total homes for sale rose 0.5%, reaching the highest inventory since early Q2. At the same time, pending home sales dipped 1.1% to a six-month low, largely because higher housing costs are keeping many would-be buyers on the sidelines\u2014even as more options appear.<\/p>\n<p>The median home-sale price nationally is up 1.9% year-over-year, now above $400,000, and average mortgage rates are hovering around 7%, the highest we\u2019ve seen in over a year. What does this mean for you? If you\u2019re actively searching, rising inventory and softer demand are creating more buyer-friendly conditions. I\u2019m seeing clients have real room to negotiate price cuts or concessions, especially on homes that have been listed for several weeks.
